
Amsterdam at Home has been active since 2005 in one of the sharpest housing markets in the Netherlands and has worked for years with its own data model for prices and overbidding. That knowledge was locked up in quarterly reports and in the heads of the agents. The old website showed none of it, and every update was manual work. So schurq. built not just a new website, but the system underneath it. A connection to the NVM database pulls in the data, an AI agent turns it into market figures, insights and content, and the website serves the whole thing statically.
Scope: data connection to the NVM database, AI agent for insights and content generation, web design & development on a headless architecture, SEO/GEO, multilingual setup in Dutch, English and German.
The question was not to design a website with market figures in it. The question was to get the market knowledge of Amsterdam at Home onto the site and keep it permanently current, without anyone maintaining those figures. That makes the system the core of this project, and the website its visible side.
We connected the platform directly to the NVM database. Current housing market data, such as asking prices, sale prices, floor areas and time to sell, is fetched and processed automatically. The agent no longer has to copy over or maintain any figures by hand. The data forms one reliable basis for every market insight on the website.
Next we translate the transaction data into clear insights per district, neighbourhood and price segment. Think of average price per square metre, transaction prices, overbidding percentages and time to sell. A visitor sees at a glance how the market stands in a specific neighbourhood. The data stops being an internal report and becomes information that house hunters and sellers can act on.
An AI agent analyses the current dataset and turns the figures into an understandable explanation. Why there is a lot of overbidding in a particular district, for instance, while the average price per square metre barely moves. That same basis is used for the content on the platform: from district pages and market insights through to comparisons between neighbourhoods. The agent remains the editor in chief and guards the substance and the tone of voice. So the expertise of Amsterdam at Home stays visible, while the amount of manual editing stays limited.
The market data and its interpretation were given a fixed place in the website. Visitors see current figures straight away on relevant pages and can filter the market by district or price segment, for example. The quarterly report remains available, but now mainly works as a conversion moment for visitors who want more information. The website is also built around the way people search: by district, service and home. With separate pages, a multilingual structure and technical optimisation for search engines and AI platforms, the information is easy to find and to understand. Because the pages are built in advance and served statically, a visitor never waits on a database or a calculation. The website stays fast, even as the amount of content grows.
03 — Design System
The design follows the visual identity of Amsterdam at Home. Dark blue carries the text, bronze the buttons and accents. The light sand and linen tones keep the page calm and the figures easy to read. The headings are set in Cormorant Garamond. For the text and the data blocks we use Lato, a clear and highly legible typeface.
